Do You Need a Mold Assessment or a Mold Inspection Report with Testing?

Depending on your situation, an Indoor Air Quality (IAQ) Specialist can come to your home, condo or office and perform a Free Mold Assessment or conduct a Mold Inspection with a Report and Testing to identify potential species of mold.
When buying a vacation property along the Gulf Coast, it is highly recommended that you request a Mold Inspection with, images, a report and lab analysis before closing the sale.
Why? Because many home Inspectors are not physically looking for mold and state that in small print. If they do offer mold testing, it is typically just an “air sample” which is notoriously inaccurate because of so many variables that affect the results.
For example, many times the “air samples” will come back negative, yet you can physically see mold inside the HVAC unit and ductwork.
Another issue to consider when just relying on a home inspector during the purchase of your property - home inspectors are referred to you by realtors. If home inspectors find too many issues during their inspection and “kill the deal” then realtors stop referring them and they lose business.
You ask any realtor off the record, and you will find this to be a little secret! This is especially true in those Buyer Beware states like Alabama! Home inspectors play an important role in a real estate transaction, for sure, but looking for mold isn’t one of their strengths.
